Part Exchange Guidance

Terms and Conditions

The information set out below offers further details and guidance on the Part Exchange scheme.

The part exchange offer will be based on a satisfactory Homebuyers survey and the understanding that all
curtains, curtain poles and blinds are left in the property.

Once agreed and a reservation form has been completed in full, we will instruct estate agents to market
the property and to erect a For Sale Board. You are requested to provide reasonable access by mutual
agreement with our Estate Agent for viewings, and this will continue throughout the period of your
residence. Your co-operation to ensure the house is maintained neat and tidy at these times would be most
appreciated. If you would prefer not to conduct the viewings yourself, the Estate Agent will be happy to so
these with minimal inconvenience to yourself, although they will request your permission in advance of
any visits and will require a set of keys to the property

If your property is currently on the market with an agent not on our approved Part Exchange list, you will
need to dis-instruct them with immediate effect.

We would also ask you to provide reasonable access for an Energy proficiency surveyor, as part of the
government requirement for an EPC to be produced.

You will be required to provide a gas safety certificate dated within 12-months; this must be provided by a
‘Gas Safe’ registered plumber. You will also be required to provide an electricity test if the property is over
10-years old or alterations have been made to the electrics in the property.

On legal completion a “clean and Tidy” retention of £500.00 will be held. Should the property be handed
over in a clean and tidy condition, the monies will be returned within 14-days following an inspection by
the agents.

Your solicitor will send out a set of forms for you to complete about your property. Please complete and
return these forms to your solicitor promptly. One of these forms is the fixtures and fittings list. Please note
that any lighting that is removed must be replaced with a bayonet fitting. Any fixtures, fittings or pictures
that have been removed, must have the holes filled in and made good.

In addition to the initial property forms, your solicitor may ask for items from the list below. We would ask
that you provide your solicitor with these items at your earliest convenience.

1. Title Deeds – Official Land Registry copies plus title plan.

2. Full copies (with coloured plans) of any documents referred to in the title deeds.

3. Original or copies of any planning permissions or building regulation consents relating to the
construction of the property or any alterations or extensions to it. If any permissions or consents
are not provided an indemnity policy will be requested at your cost.
